Appointments cancel free of charge up to 24 hours ahead. Inside 24 hours a fee applies, as described below.
Cancellation Policy
BRC Sauna and Spa reserves and supplies everything for your booking; however, if you need to cancel or make changes to your appointment, you need to do so as early as possible, and no later than 24 hours prior to your scheduled appointment time. You will be asked for your credit card information at the time of booking your appointment. Please be advised that your credit card will be charged for the full amount of the treatment if you do not comply with the above cancellation policy. This policy also applies to gift card holders.
Late Arrival
Please be advised that the full service will be provided within the booking time; arriving late may limit such service since no extension will be provided. We suggest that you arrive 15 to 30 minutes before your scheduled appointment to receive the full enjoyment of your service. You are also responsible for the payment in full even if you arrive late.
Massage and Body Treatments
For your convenience, you may request the preferred gender of your therapist. You must be at least 18 years of age to receive any treatments.
Health Conditions
You are responsible for notifying us of any and all health conditions, injuries and allergies at the time of making an appointment.
Hygiene and Cleanliness
We are dedicated to the safety, cleanliness and hygiene of our facility and our equipment. Kindly help us keep our spa neat by placing used towels, robes and slippers in the provided hampers.
Loss or Damage
We at BRC Sauna and Spa make every effort to be sure that your visit here is as tranquil as possible. For your convenience, we are providing you with two storage units under lock and key (a front desk locker for smaller valuables and a locker for your clothing and other belongings) to keep your things safe; however, we regret that we cannot be responsible for any damage or loss of your personal articles.
Steam Room and Sauna Usage Guidelines
- Individuals with any medical conditions must consult a physician before using any BRC Spa facilities or scheduling treatments.
- Visitors MUST NOT under any circumstances touch or change any of the controls, prop the door open or pour water on the rocks in the Sauna or Steam Room.
- Swimwear or shorts MUST be worn.
- Shower before and after each use.
- Allow your body to cool down at least 10 to 15 minutes after each use.
- Make sure you drink plenty of water before and after each use.
- Do not use your cell phone inside the spa rooms (locker room cell use is permitted).
- Be respectful to other users; any inappropriate or suggestive behavior will result in loss of your BRC Spa privileges.
BRC Gift Cards
We regret that we cannot redeem gift cards for cash or issue a refund. Since there’s no expiration date on our gift cards, we will be glad to accommodate you at the time which is convenient for you.

Liability waiver
BRC Saunas & Spas Inc: Release of Liability, Waiver of Claims, Assumption of Risk, and Indemnification Agreement
This is the agreement presented in the booking system. It is reproduced here so you can read it before you arrive.
Participant Information
The individual named below (“Participant,” “I,” “me,” or “my”) desires to use the facilities, services, equipment, and amenities provided by BRC Saunas & Spa Inc. (the “Company”) including, but not limited to, saunas, cold plunges, ice baths, steam rooms, hot tubs, wellness treatments, relaxation areas, showers, changing rooms, and any related activities (collectively, the “Activities”) conducted at 24-20 Broadway, Fair Lawn, NJ 07410 (the “Premises”).
In consideration of being permitted to enter the Premises and participate in the Activities, I agree as follows:
1. Assumption of Risk
I understand and acknowledge that participation in the Activities involves inherent risks, including but not limited to:
- Exposure to extreme heat, cold, steam, humidity, and temperature fluctuations.
- Slips, trips, and falls on wet or uneven surfaces.
- Dizziness, dehydration, fainting, burns, frostbite, heat exhaustion, heat stroke, cardiac events, respiratory complications, and other physical injuries.
- Aggravation of pre-existing medical conditions.
- Exposure to communicable illnesses, viruses, bacteria, and other infectious diseases.
- Injury, disability, illness, emotional distress, death, property damage, and financial loss.
I voluntarily assume all risks associated with my participation in the Activities, whether known or unknown, foreseeable or unforeseeable, and whether arising from the ordinary negligence of the Company or otherwise.
2. Health Representations
I represent and warrant that:
- I am at least eighteen (18) years of age or am accompanied by a parent or legal guardian who has signed this agreement on my behalf.
- I am in good physical condition and capable of safely participating in the Activities.
- I have consulted with a physician regarding participation if I have any medical concerns.
- I do not suffer from any condition that may be aggravated by exposure to heat, cold, steam, or physical exertion, including but not limited to heart disease, high blood pressure, epilepsy, respiratory conditions, circulatory disorders, pregnancy, or other serious medical conditions unless specifically cleared by my physician.
- I am not under the influence of alcohol, illegal drugs, or any substance that may impair my judgment or physical abilities.
I understand that participation while pregnant or with certain medical conditions may increase the risk of injury, illness, or death.
3. Rules and Safety Requirements
I agree to follow all posted rules, staff instructions, safety warnings, and operational procedures.
I understand and agree that:
- Sauna and cold plunge use should be limited to reasonable durations.
- I will immediately discontinue participation if I feel dizzy, lightheaded, nauseous, overheated, excessively cold, or otherwise unwell.
- I will notify staff immediately if an emergency occurs.
- I will not engage in horseplay, dangerous conduct, or behavior that may endanger myself or others.
- I will use all equipment and facilities only as intended.
The Company reserves the right to deny access or remove any participant for safety reasons or violation of facility policies.
4. Release of Liability
To the fullest extent permitted by law, I hereby release, waive, discharge, and covenant not to sue BRC Saunas & Spa Inc., its owners, officers, directors, shareholders, members, employees, managers, contractors, agents, affiliates, successors, and assigns (collectively, the “Released Parties”) from any and all claims, demands, liabilities, damages, actions, causes of action, costs, expenses, or losses arising from or related to:
- My presence at the Premises;
- My participation in the Activities;
- Use of any Company equipment or facilities;
- Exposure to communicable illnesses or infectious diseases;
- Personal injury, illness, disability, death, emotional distress, property damage, or financial loss.
This release includes claims arising from the ordinary negligence of the Released Parties to the fullest extent permitted under applicable law.
5. Personal Property
I understand that lockers, changing areas, and storage spaces may be provided solely as a convenience.
The Company is not responsible for loss, theft, or damage to personal property, including jewelry, watches, wallets, phones, clothing, cash, or other valuables.
I assume all risk of loss relating to my personal belongings.
6. Medical Treatment Authorization
If I become ill, injured, unconscious, or otherwise require medical attention while on the Premises, I authorize the Company to seek emergency medical treatment on my behalf.
I understand that the Company has no obligation to provide medical care and that I am solely responsible for any costs associated with medical treatment, transportation, ambulance services, hospitalization, or related expenses.
7. Indemnification
I agree to defend, indemnify, and hold harmless the Released Parties from and against any claims, demands, damages, liabilities, judgments, costs, expenses, or attorneys’ fees arising out of:
- My actions or omissions;
- My violation of facility rules;
- My participation in the Activities;
- Claims brought by third parties resulting from my conduct.
8. Photo and Video Release
I acknowledge that security cameras may be used throughout portions of the Premises for safety and operational purposes.
Unless I notify the Company in writing, I grant BRC Saunas & Spa Inc. permission to use photographs, video recordings, or other media containing my likeness that may be captured during promotional events, marketing activities, or public areas of the facility for lawful marketing and promotional purposes without compensation.
9. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of New York.
Any legal action arising out of or relating to this Agreement shall be brought exclusively in the state or federal courts located within the State of New York, and I consent to the jurisdiction of such courts.
10. Severability
If any provision of this Agreement is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
11. Acknowledgment
I acknowledge that I have carefully read this Agreement, fully understand its contents, understand that I am giving up substantial legal rights, including the right to sue, and sign it freely and voluntarily without any inducement.
